Main House Layout • First Floor Enter through the welcoming foyer to discover a formal dining room and a cozy sitting area—perfect for shared meals, lively conversation, or peaceful reading. Tucked away on this level is the serene master suite with a king bed, futon, and private en-suite bathroom. Continue on to the spacious kitchen and living room, thoughtfully designed for easy entertaining and relaxation. Nearby, the indoor pool room beckons, inviting you to swim, soak in the outdoor hot tub, or simply lounge no matter the season. Complete your tour of the main floor by exploring the three-story tower: the first level delights with whimsical swings, the second level offers a tranquil yoga space, and the top level provides another cozy spot to unwind and take in the views. • Second Floor Ascend the stairs to find four restful bedrooms. One boasts a king bed and private en-suite, another offers a king bed for comfortable nights in, a third bedroom has two full beds, and a fourth includes a king bed plus three twin beds—perfect for accommodating larger groups. These rooms share a well-appointed hall bathroom for added convenience. • Basement Downstairs, a private bedroom with a king bed and futon offers a quiet retreat. The rest of the basement is all about fun and fitness—challenge friends to billiards, poker, or arcade games, and enjoy access to a fitness area for staying active. The Cottage (Additional Rental Space) For guests seeking extra privacy or more room, The Cottage is a separate rental not included with the main house. It features two inviting bedrooms (each with a king bed), one and a half bathrooms, plus its own kitchen and living area. Perfect for extended family or friends, The Cottage provides a cozy haven all on its own. Outdoor Delights Step into nature on the estate’s expansive grounds. Wedding Inquiries For information on weddings at our property, please visit the 1885 Farms website. We’re happy to help make your special day extraordinary. Guest Requirements • At least one positive review is required to reserve a stay. • Primary booking guest must be 25 years or older. • We limit occupancy to 16 guests in accordance with local regulations. Cross Country Runners (August 1–November 4) • August 1–14: Runners pass through the back of our property on Tuesdays, Thursdays, and Fridays between 8 AM and 10 AM. • August 15–November 4: Runners pass through on Tuesdays, Thursdays, and Fridays between 3 PM and 5 PM. Pool & Hot Tub • Pool heat is set to 82°F and cannot be increased. • The hot tub and pool are well-maintained but not guaranteed 100% of the time due to potential unexpected maintenance. In the event of an issue, no refunds will be issued.

House Rules

You must be at least 25 years old to book a stay with us. Please note, we only allow groups of 16. This is in accordance with the local laws and regulations. We appreciate your cooperation and understanding. Please follow the check in and check out instructions, which will be sent to you a few days prior to your stay. Outdoor music must played at a reasonable volume and must be turned off by 10pm. We are a marijuana-free property. There is absolutely no smoking indoors. Indoor pool is open year round. Absolutely no indoor fires. No weapons. No food, drinks, or smoking in the pool house/pool/hot tub. Beads, glow sticks, orbits, or any other foreign objects are not permitted in the pool or hot tub. Prior to your stay, we require a list of the adults and children who will be on the property at any point. We are able to accommodate weddings with up to 200 guests. This is our second year in a row staying here for our staff retreat. We brought some families along this time and they loved it will definitely be back next year so many amenities so much to do beautiful spaces to just sit and relax super clean. If you’re looking for a space as an organization to do any kind of training or teambuilding, this is a perfect space to do outside as well

This place is just as AMAZING as it looks in the photos! More actually because photos cannot do it justice. We stayed a few nights during a snowstorm so we weren’t able to enjoy the outside much unfortunately, but we are hoping to make this an annual family trip, so hopefully we will get another opportunity. The house itself is truly a mansion. There is so much to do, no one could get bored. Every space was super clean and ready for action. We had 4 couples, 2 young adults and kids ages 2-14 and it never felt crowded. There is so many spaces to gather and spaces to getaway from everyone. The layout was designed beautifully. It was so nice to be able to lay the littles down for naps upstairs while still making all the noise we wanted downstairs. My husband and sons really enjoyed the craps table. The movie theater was incredible. We loved the tower swings and peaceful getaway quiet space with all around views. The pool was the biggest hit! This place is AWESOME!

This was our 2nd time staying here & just like the 1st time, it didn't disappoint. There is so much to do for all ages & plenty of space to spread out if you need some quiet time. We were lucky & had milder temperatures so the grandkids spent a lot of time outside at the basketball court.
